Mac Mic Group and Persimmon Homes have agreed a contract to deliver 568 new homes at Dennyloanhead, Falkirk.
The development will be located at a 78-acre site of open farmland bordered by the M80 to the north and the A803 to the south. It will comprise a mix of house types including detached, semi-detached and terraced houses. There will also be a provision for 15% affordable housing.
The plans also include the creation of parks, equipped play areas and informal open spaces with path routes linking to the wider countryside. Local biodiversity will be enhanced through supplementary woodland planting, the seeding of meadows and grassland, and the provision of roosting bat boxes in the woodlands. The design considers the topography of the land, with a view to enabling organic growth of the existing town layout to include new residential streets and paths as well as well-defined green spaces.
The site was included in the Falkirk Local Development Plan for the development of a major new residential neighbourhood to meet housing needs and facilitate community regeneration and commercial investment. Mac Mic Group worked with local landowners to assemble the land required for the development. It also secured planning permission in principle as well as detailed infrastructure consent, which then allowed the site to be marketed. This process secured best value for the landowners and attracted a high-quality development partner in Persimmon Homes to the project. Persimmon Homes has now submitted a detailed planning application for 568 homes on the site.
Craig Ormond, director at Mactaggart & Mickel Group, said: “We are delighted to have signed this agreement with Persimmon Homes, which is the latest in a series of land sale contracts with housebuilders to provide circa 1100 high-quality homes in desirable locations across Scotland.
We have over 2000 acres in Scotland being promoted through multiple Local Development Plans and we continue to grow our Strategic Land portfolio in order to deliver exciting new neighbourhoods for generations to come.”
Neil Parry, Persimmon East Scotland Managing Director, said: “We’re very pleased to reach an agreement with Mactaggart & Mickel Group, which provides us with a platform to bring forward exciting proposals for much-needed, energy-efficient housing at Dennyloanhead.
“We’re proud to provide an affordable route to home ownership for families in the Falkirk area. Not only will 15% of the new homes be transferred to a local housing association partner, the average price of a Persimmon home is 16% below the average price of a new build in Scotland.
“We look forward to engaging closely with local residents as we bring forward the proposals to ensure that our investment leaves a positive, lasting legacy in the local community.”
