Mactaggart & Mickel’s strategic land team has entered into an agreement to promote 30 acres of land located on the western edge of Cricklade, Wiltshire.
Currently is use as Grade 3 agricultural land, the site will be promoted by Mactaggart & Mickel on behalf of the landowners through Wiltshire’s Local Plan Review, which is due for further consultation later this year.
Mactaggart & Mickel intends to promote the site as one of the few areas in the county which is not constrained by being in a flood zone, green belt or an Area of Outstanding Natural Beauty (AONB). The site also falls outside of any phosphate catchment areas that are subject to nutrient neutrality advice from Natural England.
The site is well-connected given Cricklade’s strategic location on the River Thames in north Wiltshire, midway between Cirencester (6miles) and Swindon (6 miles) and adjacent the A419 trunk road.
Tom Harris, Senior Strategic Land Manager at Mactaggart & Mickel, comments: “Our robust representations will highlight the site’s ability to deliver sustainable development through organic and proportional growth in this part of Wiltshire.
“Substantial parts of Cricklade, and the wider Wiltshire area, are caught by major planning policies and are therefore unable to deliver residential growth at this point in time. There is a clear shortfall in housing delivery across Wiltshire and the local authority is currently unable to show a five-year housing land supply.
“This site has the potential to deliver much-needed new homes in a well-connected, popular and attractive town. We look forward to shaping our proposal in a way that reflects the needs and aspirations of the local community.
“I’d like to thank Matthew Green of Green & Co, acting for the landowner, for his professional service throughout, ensuring a swift and seamless transaction.”
